NOTICE OF MORTGAGE FORECLOSURE SALE. The Mortgage described below is in default; Mortgage made by Faith Redemption Center of the Church of God in Christ, as mortgagor, to Foundation Capital Resources, Inc., a Georgia corporation, as mortgagee (“Lender”), dated July 13, 2007, and recorded August 8, 2007, in Liber 46552, Page 187-208, Wayne County Register of Deeds, Michigan. The amount due on the Mortgage as of the date of this Notice is $388,974.40 plus certain costs and expenses paid by Lender to collect the debt and to protect its interest in the property, all of which is due under the terms of the Mortgage. The Mortgage contains a power of sale and no suit or proceeding at law or in equity has been instituted to recover the debt secured by the Mortgage, or any part of the Mortgage. Take notice that on May 14, 2026, at 11:00 a.m., local time or any adjourned date thereafter, the Mortgage will be foreclosed by sale at public auction to the highest bidder at The Wayne County Circuit Court, located in the Coleman A. Young Municipal Center, 2 Woodward Avenue, Detroit, Michigan 48226, in the Erma Henderson Auditorium, on the 13th floor, or such other place of holding the circuit court within the county where the property to be sold at foreclosure is located as may be designated by the sheriff or deputy sheriff conducting the sale. Lender will apply the sale proceeds to the amount due on the Mortgage as stated above plus interest on the amount due at the rate of 7.99% percent per annum, and any amount subsequently paid by Lender to protect its interest in the property. The following described property (the “Mortgaged Property”) to be sold at foreclosure sale is located in Wayne County, Michigan, described more particularly as follows: Land in the City of Detroit, County of Wayne, State of Michigan being more particularly described as: PARCEL A: South 100 feet of Lot 427 thru 439 and North 9 feet vacated alley adjacent thereto, Frischkorns Dynamic Subdivision, as recorded in Liber 48 Page 66 of Plats, Wayne County Records (commonly known as: 15727 Plymouth Rd., Tax Parcel ID: Ward 22 Item 005093-105), PARCEL B: Lot 440 and South 9 feet vacated alley adjacent thereto, Frischkorns Dynamic Subdivision, as recorded in Liber 48 Page 66 of Plats, Wayne County Records (commonly known as: 11598 Forrer, Tax Parcel ID: Ward 22 Item 053770) and PARCEL C: Lots 218 thru 220, Frischkorns Warren Grand Subdivision, as recorded in Liber 47 Page 52 of Plats, Wayne County Records (commonly known as: 15728 Plymouth, Tax Parcel ID: Ward 22 Item 005925-7) Together with all equipment, fixtures, and other articles of personal property, or affixed to the property, together with all accessions, parts, and additions to, all replacements of, and all substitutions for, any of such property described in the Mortgage. The redemption period shall be six months from the date of sale pursuant to MCL 600.3240(7). The personal property constituting a part of the Mortgaged Property shall be sold together with the real estate in one foreclosure sale in accordance with MCL 440.9604(1)(b) and MCL 440.9604(2)(b). There is no warranty relating to title, possession, quiet enjoyment, or the like in disposition as to any or all of the personal property and fixtures described above.
